Frequently asked questions

Do I need to travel to Tenerife to buy a property?
Not necessarily. We can act on your behalf under a power of attorney (apostilled if granted outside Spain) and complete the purchase remotely. Many of our foreign clients close without flying in.
What is the NIE and why do I need one?
The Número de Identidad de Extranjero is mandatory to buy property, accept an inheritance or open a bank account in Spain. We can obtain it under power of attorney or accompany you to the police appointment.
What taxes and fees apply to a purchase in the Canary Islands?
For resale housing, the ITP transfer tax in the Canaries is 6.5% on a banded scale. For new-build, IGIC of 7% plus stamp duty (AJD) applies. Notary, land registry and legal fees are additional. You receive a firm cost estimate before any deposit is paid.
How long does a purchase or an inheritance take?
A standard purchase without financing typically closes 30–45 days after the deposit. An uncontested probate with a will takes around 3–4 months; cross-border succession can take longer due to coordination with foreign notaries.
Which languages can I use with the firm?
Spanish, English and German. Key documents are also provided in your language on request.
